An Old Warehouse Style Build
The Cooperage Gainsford Street is an old warehouse style build being modernized under a CAT A fit out situated on the south side of the Tower Bridge. The building itself is self-constrained and arranged over 3 stories, providing a mixture of ground floor self-contained office units and main reception area, two floor of open plan office space centralized around a glass atrium overlooked by two floors of residential apartments.
MES will successfully carry out a full CAT A fit out to the electrical services of approximately 44,265 square feet over a 34 week programme.
Our scope of works are to install all new electrical LV sub mains distribution, small power and lighting services and a new Fire Alarm System to L2 specification with disabled refuge points through Floors Ground – 2nd Floor. All of the electrical services will be installed either at high level, exposed on cable tray or within two dedicated electrical services risers, located in the centre of the building emanating from a ground floor LV plan room.
Project Information
The new installation comprises of full mechanical and electrical services as follows:
- Installation of new distribution equipment to each tenant and landlord areas
- Supply and installation of over 500 No linear LED surface mounts ceiling light fittings throughout the ground, 1st and 2nd floor tenant office areas and supplementing some of the perimeter walls with additional down lights in the spirit of LG7. This installation will be installed using FP200 cabling laid on containment within the ceiling void. This will be fed from respective East and West electrical risers and controlled by the specified CP electronic lighting control with daylight dimming throughout
- Supply and installation of recess LED down lights to all toilet areas and wall mounted compact LED lighting to all staircases, once again controlled via CP Electrics electronic control system. All areas will be switched via PIR detection from either ceiling mounted fully addressable LCM’s or hard wire modules
- Fire Alarm System to be supplied, installed, tested and commissioned will be an open protocol system in line with the client specification L2. We will also fit a beam detector at high level within the atrium due to the nature of the area
- Supply and installation of over 200 ceiling mounted switched fused connection units throughout the ground, 1st and 2nd floor office areas, fed from dedicated AC distribution boards within the central risers giving the landlord the ability to sub-let the ground, 1st and 2nd floors and fed fan coil units within the office space and ground floor associated condenser units
